First home buyers scared off by rate rises

 

If interest rates rise by two percentage points, more than one quarter of Australians buying their first home in the next two years will give up on the purchase, according to results from the 2010 Mortgage Choice First Homebuyers Survey.

This is probably due, in part, to an increasing number of potential first home buyers intending to buy on their own. 32% of respondents were planning a solo purchase, compared to 28% in the 2009 survey.

Australia is also experiencing a rise in older first home buyers. 55% of respondents will be aged 30 years or older when purchasing while 45% will be between 18 and 29 years.

Further, the annual independent online survey found 8% naively planned to borrow the full purchase price despite 100% home loans being non-existent in today’s climate.

On the flipside, almost one in three (29%) will have a deposit of 20% or more.

Accidental damage versus wear and tear

 

For landlords with long-term tenants, it’s hard to know how much wear and tear they can reasonably expect their property to suffer over the life of a lease.

Many property managers have likely dealt with landlords who are disappointed to find their property has not remained in exactly the same condition as when their tenants first moved in.

Some landlords may also be confused about whether this is covered by their landlord insurance policy.

Tailored landlord insurance generally covers claims for accidental damage, but wear and tear is often excluded.

Accidental damage is defined as being caused by a sudden and unexpected event, such as a broken window or a carpet stain caused by spilt red wine.

In contrast, wear and tear accumulates over time.

Therefore, landlords should expect there to be signs of wear and tear if a property has been tenanted for a number of years, such as signs of foot traffic and flattened patches on the carpet.

From an insurer’s point of view, the carpet has not been damaged accidentally or maliciously, and may be a reasonable outcome given the tenant’s time in the property.

Property managers can avoid this issue by speaking with their landlords early on about wear and tear on their property and highlighting the difference with accidental damage.

You could explain to your landlords that it’s like living in your own home – over time there will be signs you have lived there, but this generally cannot be claimed on insurance.

Warwick Capper signs with Tasmanian club in bid to save it

Former AFL high flier Warwick Capper has signed a new Aussie Rules playing contract as part of a bid to save a 123-year-old club in Tasmania from folding.

The Kermandie Football Club, south of Hobart, is facing oblivion as it struggles now for a second season to field a team, after being forced into recess last year.

Kermandie coach Paul Allison says Capper is the Southern Football League's (SFL) highest-profile signing ever.

The former Sydney and Brisbane full-forward, and one-time porn movie actor, will again pull on the white boots, at 46 years of age.

No stranger to a fight - he once challenged boxing champion Jeff Fenech to a stoush - the lifelong spruiker known as the Wiz has agreed to weave his magic in a bid to save Kermandie.

"I was the biggest crowd puller in Australia," Capper said.

"I'll have the tight shorts on, I've only put on 7kg (since my playing days) so I'm looking all right.

"I'm 46, but everyone says I look 31."

Capper says he will only be available to play "four or five" games but he has already committed to playing in round one - if Kermandie can field a team.

But a less optimistic SFL president Paul Harriss has put the kybosh on the Wiz.

"It wouldn't matter if it was Warwick Capper or Matthew Richardson; one player is not going to drag along the other 40," Harriss said.

Marshmallow Slice
Serving size: Serves 10 or more
Cuisine type: Traditional
Cooking time: Less than 30 minutes
Course: Dessert
INGREDIENTS

100g butter or margarine
1/3 cup sugar
1 cup of Self Raising Flour
1 Tablespoon of cocoa
100g crushed Marie biscuits
3/4 cup strawberry jam
150g cooking chocolate
20g copha
¼ cup peanuts

MARSHMALLOW
10g gelatine
150ml water
250g sugar
110g glucose
¼ teaspoon cream tartar
1 teaspoon vanilla to flavour

METHOD

Melt the butter and combine the sugar, sifted flour, cocoa, and crushed biscuits.
Spread into a lamington tin and bake in a moderate oven for 15 minutes. Spread evenly with strawberry jam.
Spread marshmallow over slice and allow to set. Sprinkle with peanuts.
Melt the cooking chocolate and copha together and spread over the cooled slice.
Cut into squares when the chocolate is set.

MARSHMALLOW
Soak the gelatine in half the water. Boil the sugar, glucose or cornsyrup, tartaric acid and remaining water to 116°C (soft ball stage) then cool for about 5 minutes. Add the soaked gelatine and whisk until light and thick. Add vanilla to taste and pour over slice. Leave to set.

Leeches pump blood into Russian economy

A RESURGENCE in the use of leeches, including botox therapy, is pumping fresh blood into the Russian economy.

Health experts and even movie stars are endorsing their benefits, Leeches are swelling in popularity both medically and cosmetically with big-name enthusiasts including Hollywood star Demi Moore, who recently had leeches suck her blood in the name of detox therapy.

It is good news for Russia, which breeds 10 times more leeches than the rest of the world combined.

The majority of the country's leeches are born in the International Leech Centre just outside Moscow, which houses around two million leeches.

Their medical value lies in the fact that they secrete a natural anesthetic that also prevents the blood from clotting.

In a small clinic in central Moscow, a seven-year-old boy was a reluctant recipient of leech therapy aimed at curing his hyperactivity.

He squealed with horror as the doctor attaches each leech. "It really stings when they start sucking," he said.

The boy's doctor insisted the leeches can cure almost any disease or illness.

Over at the Kimberlyland Academy of Beauty in Moscow, leeches offer the prospect of youth and beauty.

The treatment involves leeches sucking clients' blood before being cut in half, with the resulting blood being spread across clients' faces.

"If you want to be young and beautiful - it's worth it," said customer Irina Eliseyeva, 35.

"It always gives me beautiful, healthy skin. The blood flows to my face and makes it younger. It also gets rid of small wrinkles."

Lara Bingle to donate money to domestic violence campaign

LARA Bingle will donate money from her interview about a nude photo scandal to an anti-bullying program.

Bingle has opened up in a magazine interview about the release of a nude photo she claims was taken by AFL footballer Brendan Fevola, saying she has been deeply humiliated.

Her celebrity agent Max Markson said Bingle, 22, has decided to give an "undisclosed amount" of the money she was paid for the interview to charity.

"She is making a donation to the White Ribbon Foundation which is a charity that is against domestic violence and it would appear they are going to be putting it towards their bullying program," Markson said.

Markson said reports Bingle was paid $200,000 for the interview and photo shoot with Woman's Day were "false".

Bingle told the magazine the photo was taken without her permission and she felt exploited and compromised by its release.

"It's ... incredibly humiliating to think he (Fevola) passed it around to his friends, who passed it on to their friends. When I found out about it, I just felt like I had been violated," she told Woman's Day, which last week published the photo of Bingle in the shower which was allegedly taken while she and Fevola were involved in a secret affair in 2006.

The model and fiancee of Australian cricketer Michael Clarke says she is suing the footballer to restore her "dignity and self-respect" and to show it's "not cool or funny" to distribute nude photos of anyone.

"Women should not have to accept that sort of behaviour just because a boyfriend or partner wants to impress their friends. It is demeaning and disrespectful of us."

In the wide-ranging interview Bingle talks about her relationship with Clarke, cricket, marriage and children.

SE Qld dams 'highest in nine years'

Water levels in southeast Queensland's dams are at a nine-year high.

The combined level of Wivenhoe, Somerset and North Pine dams has increased significantly over the weekend and now sits at 93.8 per cent.

Water authority Seqwater said it was the first time the dams had been at that level since July 2001.

Both Wivenhoe and Somerset continue to receive strong inflows but additional rain is needed for Wivenhoe to reach capacity.

Queensland Natural Resources Minister Stephen Robertson said dam levels would be considered before a 50-year water strategy, including water restrictions, for the region was finalised in April.

"Given that they were at 16 per cent back in August 2007, this is a remarkable turnaround," he said.

"There is no need to rush - obviously we've enjoyed a very good wet season here in southeast Queensland, but it is the longer term that we will have a focus on in determining the final strategy."

Mr Robertson said water usage was still below the target of 200 litres per person per day.

The Somerset Dam catchment has received the most rain with 233mm in the past seven days.

Somerset and North Pine dams are both 98.9 per cent full.

Water is being released from Somerset into Wivenhoe Dam, which is 91.3 per cent full.

Lake Baroon Pocket dam on the Sunshine Coast is 98.8 per cent full.

The Gold Coast's Hinze dam has been overflowing for several weeks.

End near for noisy mobile phone talk

It has happened to almost everyone. You are sitting on a train or a bus and someone right next to you is annoyingly shouting into his or her mobile phone.

But those days could soon be past with "silent sounds", a new technology unveiled at the CeBIT fair on Tuesday that transforms lip movements into a computer-generated voice for the listener at the other end of the phone.

The device, developed by the Karlsruhe Institute of Technology (KIT), uses electromyography, monitoring tiny muscular movements that occur when we speak and converting them into electrical pulses that can then be turned into speech, without a sound uttered.

"We currently use electrodes which are glued to the skin. In the future, such electrodes might for example by incorporated into mobile phones," said Michael Wand, from the KIT.

The technology opens up a host of applications, from helping people who have lost their voice due to illness or accident to telling a trusted friend your PIN over the phone without anyone eavesdropping - assuming no lip-readers are around.

The technology can also turn you into an instant polyglot.

Because the electrical pulses are universal, they can be immediately transformed into the language of the user's choice.

"Native speakers can silently utter a sentence in their language, and the receivers hear the translated sentence in their language. It appears as if the native speaker produced speech in a foreign language," said Wand.

The translation technology works for languages like English, French and Gernan, but for languages like Chinese, where different tones can hold many different meanings, poses a problem, he added.

Noisy people in your office? Not any more.

"We are also working on technology to be used in an office environment," the KIT scientist said.

The engineers have got the device working to 99 per cent efficiency, so the mechanical voice at the other end of the phone gets one word in 100 wrong, explained Wand.

"But we're working to overcome the remaining technical difficulties. In five, maybe 10 years, this will be useable, everyday technology," he said.

Amazing but True

Kindergarten for men, so women shop in peace

A German bar has come up with the perfect answer for women who like to shop in peace without the stress of moaning partners - a kindergarten for men!

For a mere $11.80 a woman can dump her husband at the Noxbar in downtown Hamburg, while she can get on with her shopping.

The woman can shop till she drops in the city's attractive boutiques, while her man is kept fully occupied and amused at the play pen for grown ups.

The men are given a name badge and treated to a hot meal, two beers, televised football and games. Two trained 'nurses' are on hand to look after them. There are also plans in the pipeline to introduce miniature car racing.

The "Maennergarten" has proved a big hit in the Hamburg and could be the start of the whole new movement across Germany and the rest of the world, to take the stress out of shopping for both sexes.

Demand was very brisk in the first week of opening, no less than 27 women got rid of their partners there on Saturday. They are allowed to leave the men there until 6pm before collecting them to help carry the shopping home.

The idea for the mens creche came from a female customer who was too stressed shopping with her husband and wanted a way to shop in peace.
