Finally, it has happened, buyer activity in the home market has been kick started by the recent interest drop. After a long period of buyer inactivity the last couple of weeks has seen the following properties sold or placed under contract through our office:

With predictions of a further interest rate drop next week perhaps increased activity will be present as buyers try and secure their property before the Christmas New Year period. Despite the renewed activity the price of a listed property still needs to be firmly placed for the buyer as there is still a large choice of houses for their purchase.
 
The key to property selling is still the same 3 fundamentals: Price, Presentation, and Marketing.
 
 
OFFICE STAFF
 
As with many industries that are sales related, we have recently had a number of staff changes within the sales team. Currently our sales staff comprise of Michael Byriel, Jody Winsor and  Trent Ryan. Recent results show that despite having a small sales team successful sales are being achieved through our staff's youthful energy and determination. It has definitely been a reward for effort period for Michael. His dedication and tireless work ethic have seen good results achieved for his vendors.
 
PROPERTY MANAGEMENT
 
During recent months we have also had a complete restructure and new staff for our property management. Our office now has 2 full time Managers; Julie Green and our most recent addition Lorraine Sellars, who started in late September. Lyn Robinson is now our Property Manager Administration assistant. Hopefully that is all the changes we will have for sometime.
 
Unfortunately our recent addition, Jodie McColm, has to return to New Zealand for family reasons. Although only in our office for just over a month her efforts and enthusiasm for her work will be greatly missed by our office, and I am sure by our landlords. We wish her all the best on her return to New Zealand.
 
ELECTRONIC CHANGES
 
During the month of October our office will be implementing a number of electronic benefits for our landlords and tenants. Our software provider for Property Management Real Oz will be attending our office to update our system to allow email of end of month statements plus a web based login for our landlords to enable them to track their property view the web at anytime. More information will be provided as it progresses.
 
Also for tenants we shall be combining with Rental Rewards for rent payment options that will allow for easier and more efficient rent collection. For a look at their services go to www.rentalrewards.com.au

Landmark Crossing Underway

With prepatory works for the $315 million Houghton Highway Duplication Project completed in the first half of 2008, construction of the new 2.7km bridge between Brisbane and Redcliffe is progressing well.

The new bridge is being constructed 35m east of the existing Houghton Highway and comprises 78 spans, 154 foundation piles and 624 massive concrete girders. It will be the first coastal bridge in Australia built to withstand a one-in-2000 year storm event, and will not only double traffic capacity between Brighton and Redcliffe Peninsula, it will significantly improve public transport and pedestrian and cycle access.

PROJECT BENEFITS

  • Reduced local traffic congestion and shorter travel times between Brisbane and Redcliffe.
  • Improved road safety, due to one-way traffic flow on each bridge.
  • T2 transit lanes across the new and existing bridges and priority for buses entering and exiting the approach intersections.
  • New and improved recreational facilities for pedestrians, cyclists and anglers including improved car parks at both ends of the bridges.
  • Preservation of part of the Hornibrook Highway bridge including both portals.
